FRAMING & FINISHES

An Edmonds new-home idea needs an early conversation about the land beneath it. Establish the parcel, changes in level, utility providers and applicable site review before treating a floor plan as a fit. We help connect those findings with the household brief, professional design information and a construction scope that is clear about what the project includes.

NEW HOME PLANNING · EDMONDS

Check Edmonds site conditions
before fixing the design

Confirm aquifer and stormwater review

Check whether the parcel falls within Deer Creek or 228th Critical Aquifer Recharge Areas. Ask City Engineering about current stormwater requirements and application acceptance before selecting a footprint or commissioning a drainage solution.

Establish the service providers

Determine which water and wastewater providers serve the property and coordinate electrical needs early. The city boundary does not by itself settle every utility responsibility for a new house.

Compare levels with daily access

Study the relationship between street, driveway, front door and main living spaces. On changing ground, foundation and circulation decisions should be developed together with the appropriate engineering input.

Confirm current requirements with the authority responsible for your parcel. Planning sources reviewed October 2026.

A PLACE TO START

Test a home concept

Use these six credited designer previews to compare levels, circulation and building form. For Edmonds, test the preferred direction against your parcel, utility arrangements and required professional documents before selecting or licensing a plan.

6 home plans to explore

Designer-sourced inspiration, with original previews credited to Home Plans NW / Rueppell Inc. and Design Northwest / DNW Inc. All design rights remain with their creators. These examples are not presented as Oleg & Sons projects or Seattle/Bellevue pre-approved plans. Building dimensions describe the home footprint; lot suitability, design licensing and site-specific requirements are reviewed separately.

BEFORE YOU BEGIN

Edmonds questions that can
change the starting point

Use these Edmonds questions to prepare the first conversation. The actual parcel, proposed building and agreed scope determine the design and construction path.

Ask us your question
Why check an Edmonds parcel's aquifer-recharge-area status early?

The City's permit resources identify special stormwater considerations in Deer Creek and 228th CARA areas. Verify the parcel mapping and current application acceptance with Engineering before committing to a new-house layout. A notice for a defined area is not a citywide restriction.

Will every Edmonds property use the same utility provider?

Do not assume so. Identify the providers serving the actual parcel and confirm the proposed connections. Review water, wastewater and electrical work alongside the building design rather than leaving them as unspecified future costs.

Can a split-level plan help with an Edmonds slope?

It can be a useful design reference, but the actual levels, foundation and drainage require professional site evaluation. Compare the approach and day-to-day movement as well as how the exterior looks.

Can I see real Edmonds workmanship on this page?

The linked Edmonds gallery is a completed remodeling project showing cabinetry, surfaces, lighting and finishes. It is evidence of renovation workmanship, not a claim that the reference house plans or a ground-up Edmonds build were completed by our company.

How is the price for a new Edmonds home established?

The Edmonds floor-area planner does not calculate a construction price. We review the property, building design and requested work, then identify included construction, site and service work, professional responsibilities, allowances, exclusions, fees and taxes in a written proposal.

What workmanship support follows a Edmonds new-home project?

Oleg & Sons Bellevue Home Remodeling backs its construction work with a 2-Year Workmanship Warranty. For your Edmonds project, the agreement and closeout documentation describe the agreed responsibilities, walkthrough and applicable warranty terms.

A waterfront town with residential streets rising inland

George Brackett's 1876 homestead and logging operation preceded Edmonds' incorporation in 1890 and the railway connection in 1891. Mills shaped the waterfront while homes and businesses spread uptown. That development history still offers useful context for a new house: levels, approach and neighboring buildings deserve attention at the scale of the individual site, rather than assuming the same arrangement works throughout the city.
