REVIEW YOUR NEWCASTLE PROPERTY

Research the Parcel Before
Choosing the Newcastle Plan

Newcastle's mining heritage makes careful property research a useful starting discipline. Review the parcel's own records and actual conditions, then compare ADU approaches around independent access, utility connections, privacy, and the household you want here.

01

Start With Recorded Subdivision Information

Newcastle keeps recorded site and subdivision plans, while county tools provide parcel and development-condition information. Compare those records with a current survey before placing the ADU, an access path, or utility trenches.

02

Investigate Mapped Constraints on the Ground

The city identifies wetlands, streams, steep slopes, and coal mine hazard zones among its sensitive-area concerns. Mapping is an initial screening tool; obtain the appropriate site-specific professional evaluation where a potential constraint affects your proposal.

03

Coordinate Permission and Services Separately

City planning and building staff review development and construction, while utility service has its own coordination. Identify the parcel's provider and proposed connection route early, and include both city review and service work in the full ADU scope.

BEFORE YOU BEGIN

Newcastle Property Research
and ADU Planning Questions

Use these answers to prepare a property-specific discussion. Newcastle's citywide history does not establish a constraint on your lot; actual records, conditions, and city review guide the next step.

Ask us your question
Who should confirm whether my Newcastle ADU concept is feasible?

Start with Newcastle Community Development. Planning staff address land use and environmental questions, and the Building division reviews construction permits. Bring the address, a site sketch, and the proposed use so the city can identify the applicable review path.

Does Newcastle's mining history mean my lot cannot have an ADU?

No conclusion follows from the citywide history alone. Check the parcel's mapped information and recorded plans, and ask the city whether a coal mine hazard or another site condition needs professional evaluation. The actual property determines what needs further investigation.

Is a county map enough to locate wetlands or streams before building?

No. Newcastle explains that environmental data is a starting point and may not show current ground conditions. Where sensitive features may affect an ADU, confirm the necessary specialist assessment and applicable boundaries before settling the building location.

Where do I start a Newcastle ADU permit application?

Use the Permit Center linked from Newcastle's Community Development page. The city's current permit and inspection links lead to its OpenGov portal. Confirm the application category with staff, especially if an older project checklist points to a previous system.

How is the construction price established for my Newcastle ADU?

Your Newcastle price is developed around the selected layout and property review. The written proposal should identify design responsibilities, site preparation, utility connections, finishes, allowances, exclusions, fees and taxes. The area planner on this page does not calculate a construction price.

Coal Routes, Wooded Trails, and a Residential City

Newcastle's residential identity grew from a much older coal-mining community. Mining expanded in 1869, and a railway carried coal toward Seattle from facilities near present-day Coal Creek Parkway. Work continued into the twentieth century, ending in 1963, while traces of that past remain in local place names, the cemetery, and wooded routes. The community incorporated in 1994 and chose the Newcastle name to honor its heritage. That history is a reason to investigate an individual property carefully, not to assume every lot has the same constraints. Recorded subdivision plans and a review of actual ground and environmental conditions should inform an ADU concept.
