FRAMING & FINISHES

An established Shoreline lot can offer several design directions, but they need to be tested against the property itself. Compare a replacement house, a compact new footprint and the spaces you want to preserve outside. Bring accurate site information into the discussion so the design, permit documents and construction responsibilities develop together.

NEW HOME PLANNING · SHORELINE

Read the Shoreline lot
before adopting a concept

Use reliable boundary information

Do not treat an online parcel outline as a survey. Establish the accuracy needed for building placement, driveway design and relationships to neighboring improvements before refining the proposed house.

Follow the current new-build intake

Shoreline's Residential New Build guidance describes a pre-intake request and the supporting submission process. Confirm the correct application and related work for your proposed residence with the City.

Test trees, access and usable space together

Consider the landscape, building location, service routes and construction deliveries in one site review. Plan the finished resident's arrival and outdoor use while the overall arrangement is still flexible.

Confirm current requirements with the authority responsible for your parcel. Planning sources reviewed October 2026.

A PLACE TO START

Find ideas for a Shoreline
house without skipping site review

Use these six credited designer previews to compare levels, circulation and building form. For Shoreline, test the preferred direction against your parcel, utility arrangements and required professional documents before selecting or licensing a plan.

6 home plans to explore

Designer-sourced inspiration, with original previews credited to Home Plans NW / Rueppell Inc. and Design Northwest / DNW Inc. All design rights remain with their creators. These examples are not presented as Oleg & Sons projects or Seattle/Bellevue pre-approved plans. Building dimensions describe the home footprint; lot suitability, design licensing and site-specific requirements are reviewed separately.

THE ROAD TO A NEW HOME

Connect the new home
with its established surroundings

For your Shoreline property, coordinate the site findings, design information and agreed work before each stage advances. The actual review path and construction sequence are established for the project.

BEFORE YOU BEGIN

Shoreline new-build answers
before the first submission

Use these Shoreline questions to prepare the first conversation. The actual parcel, proposed building and agreed scope determine the design and construction path.

Ask us your question
Where should a Shoreline residential new-build application start?

Use the City's current Residential New Build checklist and permitting guidance. It describes the pre-intake route and supporting documents; the technician and reviewers can confirm the requirements for the complete proposal.

Can Shoreline's online parcel map replace a survey?

Do not assume it can. Establish the reliable boundary, level and improvement information required by the design team and reviewing authority before using a map outline to position a house.

Does a Shoreline replacement home use only a demolition application?

No. The removal and new construction need to be considered within the applicable review process. Describe what is being removed, retained and built so the relevant applications and supporting information can be identified.

Should I settle the driveway before planning a Shoreline layout?

Develop them together. Parking, entry levels, service routes and the route to main living spaces influence the building arrangement. Those relationships should be tested before the interior concept becomes difficult to change.

How is the price for a new Shoreline home established?

The Shoreline floor-area planner does not calculate a construction price. We review the property, building design and requested work, then identify included construction, site and service work, professional responsibilities, allowances, exclusions, fees and taxes in a written proposal.

What workmanship support follows a Shoreline new-home project?

Oleg & Sons Bellevue Home Remodeling backs its construction work with a 2-Year Workmanship Warranty. For your Shoreline project, the agreement and closeout documentation describe the agreed responsibilities, walkthrough and applicable warranty terms.

Neighborhoods that grew along changing routes

Richmond Beach was platted in 1890, and later rail, Interurban and road connections helped settlement spread across the area now called Shoreline. Large tracts were divided as residential growth continued. Incorporation in 1995 came after many neighborhood patterns were already established. A new house should therefore start with the existing block and parcel, considering how the entrance, windows and outdoor spaces will work in that setting.
