ONE COORDINATED BUILD

Arlington homes. Start
with solid ground.

A new house shaped by the lot, the landscape and your daily life.

FRAMING & FINISHES

A new Arlington home begins well before the framing arrives. Compare the way you want to live with the usable part of the property, the route in from the road and the services that will support the house. Bring an undeveloped parcel, an existing-home replacement idea or a set of drawings into the same coordinated discussion of design, site work and construction scope.

NEW HOME PLANNING · ARLINGTON

Read the land
before choosing the house

Identify the reviewing authority

An Arlington postal address can be outside city limits. Confirm the parcel's jurisdiction, then use the applicable City or Snohomish County new-residence requirements rather than carrying assumptions from a nearby subdivision.

Test the building area and approach

Place the survey, mapped constraints, driveway and existing improvements on one site drawing. Have the appropriate professionals investigate any floodplain, drainage or critical-area questions before committing to the home's position.

Price the ground work with the rooms

Water, wastewater, power and excavation belong in the first scope discussion. Establish the service providers and proposed routes so a finished-floor-area allowance does not conceal substantial work outside the house.

Confirm current requirements with the authority responsible for your parcel. Planning sources reviewed October 2026.

A PLACE TO START

Explore a layout, then
test the Arlington fit

Use these six credited designer previews to compare levels, circulation and building form. For Arlington, test the preferred direction against your parcel, utility arrangements and required professional documents before selecting or licensing a plan.

6 home plans to explore

Designer-sourced inspiration, with original previews credited to Home Plans NW / Rueppell Inc. and Design Northwest / DNW Inc. All design rights remain with their creators. These examples are not presented as Oleg & Sons projects or Seattle/Bellevue pre-approved plans. Building dimensions describe the home footprint; lot suitability, design licensing and site-specific requirements are reviewed separately.

THE ROAD TO A NEW HOME

Set the ground rules
before raising the frame

For your Arlington property, coordinate the site findings, design information and agreed work before each stage advances. The actual review path and construction sequence are established for the project.

A CLEARER STARTING POINT

work beyond floor area

Use the floor area to frame the Arlington design conversation. Construction pricing follows review of the actual house, site work, service connections, selections and agreed responsibilities in your written proposal.

BEFORE YOU BEGIN

Arlington questions before a
new home takes shape

Use these Arlington questions to prepare the first conversation. The actual parcel, proposed building and agreed scope determine the design and construction path.

Ask us your question
Does every Arlington address use City of Arlington permits?

No. Establish whether the parcel is inside the city or in unincorporated Snohomish County. That decision determines which authority should confirm the new-home application, land-use standards and supporting documents.

Should I select an Arlington floor plan before checking the land?

Use a reference plan to describe your needs, then test it against a reliable site plan. Property lines, access, utility routes and any mapped environmental constraints must be considered before treating the footprint as suitable.

What changes when an Arlington lot already has a house?

A replacement-home discussion should identify what will be removed, which services may be reused and what records exist for the current improvements. Demolition and service work need their own review within the complete project scope.

What should I bring for an Arlington new-build conversation?

The parcel number or address, a survey if available, property photographs and any existing plans are useful. Explain the rooms, access needs and outdoor areas that matter most; not every finish needs to be selected at the beginning.

How is the price for a new Arlington home established?

The Arlington floor-area planner does not calculate a construction price. We review the property, building design and requested work, then identify included construction, site and service work, professional responsibilities, allowances, exclusions, fees and taxes in a written proposal.

What workmanship support follows a Arlington new-home project?

Oleg & Sons Bellevue Home Remodeling backs its construction work with a 2-Year Workmanship Warranty. For your Arlington project, the agreement and closeout documentation describe the agreed responsibilities, walkthrough and applicable warranty terms.

A river junction that became a railroad town

The Stillaguamish river junction was a place of travel and fishing long before Arlington and Haller City were platted in 1890. The railroad depot helped Arlington become the center, and the communities combined into the city incorporated in 1903. Building here now means adding to several periods of development. Read the parcel's own records and setting before deciding how a new house should meet the street and land.
